Call the property/rental_value endpoint for the subject property address and ZIP code to get the HouseCanary rental AVM estimate and confidence range.
Call the property/rental_comps (or comps_rental) endpoint with the same subject address to retrieve a list of comparable rental properties ranked by HouseCanary's proprietary similarity score.
Each comp record returns address, estimated rent, square footage, bedroom/bathroom count, distance from subject, and the similarity score; use these to justify or validate the rental estimate.
Aggregate comp data to compute a per-square-foot rental rate distribution for the subject property's submarket; use this for underwriting or rent-setting decisions.
Optionally call the property/rental_value_forecast endpoint to retrieve projected rent changes over a 12-month horizon, useful for proforma modeling.
Known gotchas
Rental comp coverage varies by market density; rural and low-transaction markets return fewer comps and wider confidence intervals — do not treat the estimate as authoritative in sparse markets.
The number of comps returned is controlled by a count parameter; the default may be lower than expected — explicitly request the desired number up to the plan limit.
Rental estimate endpoints and valuation (sale price) estimate endpoints are separate resources; do not confuse the rental AVM with the sale AVM — they are different models with different data inputs.
