Call the zip/rental_value (or equivalent canary_rental_index) endpoint with a target ZIP code as the query parameter to retrieve HouseCanary's aggregate rental market metrics for that area.
The response includes median rental values per square foot, rental yield percentile ranking, and period-over-period change metrics at the ZIP code level.
Use the MSA-level rental index endpoint to compare ZIP performance against the broader metropolitan area; this contextualizes whether a specific ZIP is outperforming or underperforming the market.
Retrieve rental value distribution data at the block or block-group level for a granular view of within-ZIP rent variance; useful for pricing units in heterogeneous neighborhoods.
Combine ZIP-level rental benchmark data with property-level rental AVM estimates to produce a relative positioning metric (e.g., is this property priced above or below the ZIP median per square foot).
Known gotchas
Geographic aggregate endpoints (ZIP, MSA, block) are separate from property-level endpoints and consume different quota allocations under some HouseCanary plans — check your plan for aggregate endpoint limits.
Rental index data is updated on a monthly cadence; do not present it as real-time market pricing — label the data with the as-of date returned in the response.
ZIP code boundaries are administrative and may not reflect actual rental submarket dynamics; supplement with block-level data in large or diverse ZIPs to avoid misleading benchmarks.
