Steps
Note that the 2026 Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys were adopted in October 2025 and became effective February 23, 2026, superseding the 2021 standards.
Pull the official current PDF hosted by NSPS at https://cdn.ymaws.com/nsps.us.com/resource/resmgr/alta_standards/2026_OFFICIAL_FINAL_PDF_ALTA.pdf, or the ALTA topic page at alta.org/topics/topic-land-survey-standards.
Confirm the survey's start date: surveys commenced before February 23, 2026 may still be validly delivered under the 2021 standards per the transition language in the adopting resolution — check the engagement letter date, not the delivery date.
Review the revised Relative Positional Precision (RPP) definition and Table A optional-item changes, flagged by multiple 2026 practice-update articles as the most consequential change from 2021.
Update firm certification language/templates to reference '2026 Minimum Standard Detail Requirements' rather than 2021 for any new engagement.
Known gotchas
The 2021 standards are NOT current as of today (mid-2026) — any workflow, template, or route still citing '2021 ALTA/NSPS standards' as current is stale.
The 2026 standards took over three years of joint ALTA/NSPS work group review before adoption — expect title companies and lenders to have a transition lag accepting 2026-format certifications immediately after the effective date.
