Steps

  1. Confirm you are working from the 2021 Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys (effective February 23, 2021), which replaced the 2016 version — get the current PDF from ALTA or NSPS, not an older cached copy.
  2. Coordinate with the client/title company to complete Table A before starting fieldwork; only 19 optional items exist in the 2021 version (down from 20 in 2016), and each selected item's exact scope and fee should be negotiated and documented in writing.
  3. Note that observed evidence of utilities is now a mandatory minimum-standard item in 2021, not a Table A option as it was previously, and the old wetlands-delineation item was removed entirely.
  4. Perform the survey and prepare the plat/map to satisfy both the mandatory minimum standard detail requirements (Sections 3–8) and every selected Table A item.
  5. Include the required surveyor's certification language addressing the survey's compliance with the 2021 standards, and retain the signed Table A checklist with the project file as evidence of agreed scope.
