Steps
Go to the FEMA Flood Map Service Center (msc.fema.gov) and search by the property address or by latitude/longitude.
Review the dynamic map result, which draws on the National Flood Hazard Layer (NFHL), and note the flood zone designation (e.g., X, A, AE, AH, AO, AR, A99, V, VE, or D) and, for AE/VE zones, the mapped Base Flood Elevation.
Identify the specific effective FIRM panel number and its effective date; download a FIRMette (an official, citable excerpt of that panel) directly from the MSC for the project record.
For GIS analysis across many parcels, pull the NFHL geodatabase or use FEMA's NFHL web map service directly rather than manually screenshotting the viewer.
Cross-check whether the community has a Letter of Map Amendment/Revision (LOMA/LOMR) on file, since these can change a parcel's effective flood status even though the base FIRM panel hasn't been reprinted.
Known gotchas
The NFHL viewer shows the currently effective map, but a preliminary/pending map revision may exist for the area — check for 'Preliminary' or 'Pending' flags if the client needs forward-looking risk information.
A FIRMette is the citable, defensible artifact for insurance/permitting purposes — a plain screenshot of the web viewer is generally not accepted as documentation.
Not all of the FIRM database is uniformly current; some rural/unmapped areas still rely on older paper-era studies with coarser accuracy — flag zone D (undetermined) areas rather than treating them as low-risk.
