Obtain a Regrid API key from the Regrid developer portal and review the parcel query documentation.
Query parcels by address or by latitude/longitude using the Regrid parcel lookup endpoint, passing the address string or coordinates as parameters.
Parse the response for standardized fields including parcel number (APN), owner name, mailing address, land use code, acreage, assessed value, and year built.
Use the parcel geometry (GeoJSON polygon) returned in the response to display parcel boundaries on a map.
For bulk lookups, use the Regrid batch or tile-based endpoints to retrieve parcels within a bounding box rather than making individual requests per address.
Cross-reference the land use code against Regrid's standardized land use taxonomy to classify properties consistently across counties.
Known gotchas
Assessor data freshness varies by county; some counties update records annually, others quarterly — Regrid's coverage metadata includes a last-updated date per county that should be surfaced to users.
Owner name data reflects the county assessor's records and may lag actual ownership changes by months after a sale closes.
Regrid's free tier has strict rate and record limits; production use requires a paid plan, and high-volume tile fetching requires a separate data licensing discussion.
