Steps

1. Fetch 2010 Standards Sections 208.2.3, 233.3.1, and 809.2-809.4 directly from ada.gov/law-and-regs — do not reuse the Table 208.2 workflow.
2. Determine whether the property is a public/common-use residential facility subject to Title II or III, or private housing largely outside ADA scope.
3. Under 233.3.1, determine how many dwelling units must have mobility features: 5% (minimum one) for most entities, or the number set by applicable HUD Section 504 regulations if the entity is HUD-regulated.
4. Apply 208.2.3.1: where at least one parking space is provided per dwelling unit, provide at least one accessible space per dwelling unit required to have mobility features.
5. If more than one space per unit is provided, apply 208.2.3.2's 2% (minimum one) rule to the remaining spaces not covered by 208.2.3.1; apply Table 208.2 instead (per 208.2.3.3) for spaces serving guests, employees, or other non-residents.
6. Flag for the property owner's ADA/Fair Housing Act consultant before finalizing the striping plan, since residential accessibility obligations run through both statutes in parallel.
