Steps
Confirm eligibility: state-certified appraiser meeting AQB minimum criteria, and not listed on the GSA/SAM exclusion list, HUD's Limited Denial of Participation (LDP) list, or flagged in HUD's CAIVRS system.
Create or access an FHA Connection (FHAC) account at entp.hud.gov.
Complete the online Appraiser Roster application, uploading proof of state licensure/certification and entering the state-issued credential number exactly as it appears on the National Registry — a mismatch will block the application.
Pay the roster application fee and submit.
After approval, complete the required periodic (roughly every six months) verification in FHAC — updating contact info, confirming email, and re-certifying compliance with FHA appraisal standards.
To verify an existing roster appraiser, check status through FHA Connection / HUD's roster lookup rather than relying on a self-reported claim.
Known gotchas
An inexact match between the credential number entered and what's on file in the National Registry hard-stops the application — copy it exactly.
Roster status depends on the periodic re-verification; a lapsed re-verification can drop an otherwise-qualified appraiser from active roster status.
