Steps

1. Contact Quantarium to establish API access under a data licensing agreement; the QVM API is available to lenders, investors, and servicers through a contracted relationship rather than a self-serve signup
2. Submit a valuation request to the QVM API endpoint, providing the subject property address and optionally a property condition rating if an inspection has been completed (e.g., via the ProxyPics integration)
3. Parse the QVM response to extract the point estimate, the confidence score (a 1–5 scale indicator of model certainty), and the forecast standard deviation representing value uncertainty
4. If a property condition rating was supplied, the QVM-Insights (condition-adjusted) model applies condition-specific adjustments to the base AVM; compare the base and condition-adjusted values to quantify the impact of property condition on collateral value
5. Review the comparable sales evidence array in the response to validate that the AVM is drawing on geographically and temporally relevant comparable transactions
6. Apply lender policy thresholds: if the confidence score falls below the policy minimum (e.g., confidence 3 or below), escalate to a traditional appraisal rather than relying solely on the QVM estimate
