Authenticate to the HouseCanary API using Basic Auth with your API key and secret and confirm access to the Portfolio Monitoring endpoints
Upload a property portfolio by POST-ing a list of addresses or APN identifiers to the portfolio upload endpoint; receive a portfolio ID for subsequent queries
Call the portfolio/value endpoint to retrieve current AVM estimates, 90-day and 36-month forecast values, and confidence intervals for all properties in the portfolio
Call the portfolio/market endpoint to retrieve MSA- and ZIP-level market trend indicators (appreciation rate, days on market, inventory) that contextualize individual property risk
Set up a scheduled polling job or use HouseCanary's alert configuration to be notified when any property's value drops by more than a configured threshold, indicating potential collateral risk
Export the portfolio analytics data via the bulk data export endpoint for integration into internal risk dashboards or loan-level reserve calculations
Known gotchas
HouseCanary AVM confidence intervals widen significantly for properties in rural areas, unique property types, or recent new construction with limited comparable sales data; treat low-confidence valuations as indicative only and supplement with a traditional appraisal for high-stakes decisions
Portfolio upload via API accepts up to a documented batch size limit per request; large portfolios must be chunked and submitted in multiple batches, with rate limiting applied across all batch requests in a time window
The MCP server integration (announced in 2025) exposes the same 149 endpoints but uses a different authentication flow than the direct REST API; do not reuse REST API keys for MCP connections
