Obtain an ATTOM API key from the developer portal and confirm your plan includes the Valuation Analytics Comparable Sales product
Identify the subject property via ATTOM's property or address search to get its ATTOM ID
Call the Comparable Sales endpoint with the ATTOM ID or address plus comp filters such as radius, sale recency, and property type
Parse the returned comp set, which is distinct from the plain AVM value endpoint since it returns individual comparable sales records rather than a single valuation
Combine the comp set with the AVM detail endpoint output only if your workflow needs both a point estimate and supporting comps
Known gotchas
Comparable Sales is a separate ATTOM product line from the core Property, AVM, and Assessor APIs and may require a distinct entitlement even if you already have property data access
Comp radius and recency filters affect result count significantly, so an unfiltered call in a dense urban ZIP can return far more comps than in a rural one, requiring pagination
